§ 1 Scope and subject matter
These General Terms and Conditions govern the relationship between Jaguar Immobilien UG (limited liability) — operating under the name ImmoHero24 — and the customer for the Apartment Search service. The services include the application portfolio (one-time digital application documents) as well as Pro and Elite subscriptions (ongoing support through AI tools and personal consulting).
§ 2 Conclusion of contract and storage of contract text
The contract is concluded by the provider's acceptance of the customer's order (typically by email confirmation). The contract text and these terms are sent to the customer by email and remain available on this website.
§ 3 Authorisation to act on behalf of the customer
By booking the Pro or Elite plan, the customer expressly authorises the provider to communicate on their behalf with landlords, property managers and brokers.
The conclusion of a rental contract by the provider is excluded; this is performed exclusively by the customer themselves. The authorisation expires automatically at the end of the contract.
§ 4 Customer obligations (duty of truthfulness)
The customer is required to provide complete and truthful information about income, creditworthiness and payment history. The customer is liable for any damage caused by intentionally or negligently false information.
§ 5 Prices and payment terms
The prices in effect at the time of booking apply. Subscriptions are billed monthly in advance. Fees for external services (e.g. deposits, broker fees, travel costs for viewings) are not included in the price.
§ 6 Immediate start of service and right of withdrawal
Services begin immediately upon conclusion of the contract with the customer's express consent. The customer expressly agrees to the immediate commencement of services when ordering. The statutory right of withdrawal expires when service provision begins.
§ 7 Term and termination
Subscriptions have a minimum term of 3 months. After that, either party may terminate with 14 days' notice to the end of the month by email or via the website. For your records, we recommend written notice by post to:
§ 8 Cooperation duties and viewings
The customer is required to check their communications regularly and respond promptly to proposed appointments. Attending viewings and assessing the suitability of an apartment are the customer's sole responsibility.
§ 9 Liability and availability
The provider owes the effort to facilitate a placement, but not its success. The final decision lies with the landlords. The platform's technical availability is high but is not guaranteed. Liability for slight negligence is limited to foreseeable damage typical for the contract.
§ 10 Final provisions
German law applies. Should individual provisions be invalid, the remaining provisions remain effective. The EU online dispute resolution platform is available at ec.europa.eu/consumers/odr. Participation in dispute resolution proceedings is voluntary.
